In the first part of this series, we introduced what value engineering is and why it is beneficial for clients to have it integrated into their construction projects.

This is the concluding article and we will be discussing about how value engineering improves function, quality and reduce the cost of construction projects.

How Value Engineering Improve Quality and Delivers Cost Effective Construction Projects

Value engineering brings value by ensuring that all the key metrics of time, quality, and cost needed for a successful construction project are balanced. Achieving this is no small fit; it involves a series of key phases that ensures the quality construction project delivers greater functionality and value for the client.

Below are the key phases of Value Engineering:

  • Information Phase

This phase is usually known as ‘getting the facts’ phase, whereby important details like owner’s definition of value, key criteria, and objectives are discovered. The information gathered at this stage is assembled together for the purpose of creating a better understanding of what must be known to get started and deliver a quality construction project.

In as much as value engineering helps to reduce cost and improve the function and quality of construction projects in Nigeria, it mustn’t be done outside the scope of what the client wants. To ensure this balance is created, between contractors and clients, is the essence of the information phase.   This phase helps to determine the criteria that have the greatest potential of improving quality and delivering cost reduction on client’s construction project.

  • Speculation Phase

Once the criteria are identified, the next phase is to brainstorm for alternatives. In this phase, brainstorming sessions are held to gauge the objectives of the project that are gathered at the information stage. After this, alternative recommendations are considered to see if they are feasible for a successful construction project.

In essence, to discover other possibilities to meet and satisfy the needed criteria of improving quality while reducing costs, value engineering uses this phase to generate various alternative methods of achieving the same objectives of the client’s construction project.

  • Analysis Phase

Generating various alternatives is vital in achieving the laid out objective for the project. But not all identified alternatives are cost-saving. That’s why in this phase all alternatives generated in the preceding phase are evaluated and selected as the best cost-saving alternative.

Although this process can be difficult if there are too many alternatives in the first place. But they can be reduced to a manageable size and worked into proposals.

  • Development Phase

Once the best alternatives are evaluated and selected, they are taken forward for development. They are further developed in greater details so that a better appraisal of their cost, performance, and implementation are made to ensure a quality construction project.

At this stage, the objective is to formulate an implementation plan that describes the process that must be followed to implement any recommendations to achieve a quality construction project for the client.

  • Recommendation Phase

This is the final phase of this process where all good work done so far is presented with a sound proposal to clients for approval. The effort at this phase is crucial because it can be aborted if the proposal is not effectively presented.

So the recommendation is presented effectively with an implementation plan for quality improvement and cost reduction while increasing overall value to the client’s construction projects.
